Riverside House, also known originally as Bear Wharf, was one of the leading apartment developments from the early 2000’s and built by Messrs KingsOak Homes, now incorporated into Barrett Homes. Construction commenced in 2001 and was finished by 2003 with a high proportion of the building’s apartments being sold to buy to let landlords.
The building is located in the heart of Reading centre, opposite the Oracle shopping centre (awarded best new shopping centre by the British Council of Shopping Centres), but enjoying the tranquility of overlooking the River Kennet. Being in such a central location offers a number of management challenges, but in 2009 Atlantis were instructed by an overwhelming majority of residents to take over management and have made a number of changes to substantially improve the building since appointed.
Comprising 77 two and three bedroom apartments, some of the challenges which we have faced during our appointment have been:
- ease of access to higher level parts of the building for maintenance and repairs
- car park management given the proximity to the town and high quantity of sub-letting
- regulating the high quantity of sub-let properties and in holiday letting
